2024 Town-wide Reassessment Project and 2024-2025 Taxes

This past March (2024), notices were sent out to all property owners showing their new property assessment. On that notice a hypothetical, estimated tax change was included for the School, County and Town.  Those numbers were based on the previous years’ tax rates (2023).  This was the only way that an estimate could be given due to the timing of the School, County and Towns final budgets.  Because the School Budget was determined after the March notices went out, there was no way to accurately predict the exact rate, hence your School taxes may be different than those originally shown on the March notice. Similarly, Town & County budgets have not yet been established.  These are typically calculated in the fall, around October – November for the Property tax bills due out in January 2025.  These too are subject to change depending on the new budgets.  


Hopefully this notice will help you understand why your new taxes may be different than those estimated in March.  You are always welcome to call and discuss your assessment with us however please be advised that nothing can be done regarding this years’ assessment (2024), so any changes will not go into effect until next year (2025) starting with the 2025 school taxes. 


One final note, the Assessor has no control over school and property taxes, setting taxes, or tax rates, only in establishing property values, not taxes.
